Horizon Storage Group's management team has extensive experience leading the development of large-scale projects, including self storage, and is well positioned to deliver efficiencies to investors through its ground-up expertise, network of contractor relationships, and operational experience.


CEO and Chief Investment Officer

Elliott Golnar

Horizon was founded by Elliott Golnar, who has 15+ years of experience in ground-up development and construction project management across the real estate and technology sectors. Elliott has spent much of his career working on multibillion-dollar ground-up technology real estate projects, including particle accelerators, synchrotron facilities, and aerospace projects.

Horizon began focusing on self storage in 2020, drawn to the asset class because of its history of operational outperformance, the simplicity and speed of its construction, and the outsized buyer demand that exists for newly built class A self storage product.

Elliott oversees strategic direction, financial contributions, development oversight, and asset management for Horizon Storage Group. His 15+ years in development and project management allow him to visualize, analyze, and deliver quality products within a given scope.

Dugan Gravage

Dugan Gravage oversees entitlement, design management, market research and pre-development design activities. During the construction phase Dugan oversees design consultation management to ensure project success. His experience includes boundary surveying, plat design, land acquisition, self storage construction layout and facility operations. His primary focus is on researching underserved self storage markets for viability and success.

Dugan has over 10 years of engineering and commercial development experience through his partnerships with engineering firms and corporate aviation companies. Dugan's diverse work history has produced a robust skillset, and valuable contacts in land development and construction. He holds a B.S. in Mechanical Engineering Technology from Montana State University.

Matt Blazevic

Matt Blazevic has a broad and diverse background in construction with over 15 years in the commercial industry. As a third generation of builders, Matt began his career as a general laborer where he learned the fundamentals of construction. It was here where Matt saw the importance of building communities, relationships, and leaders - not just physical structures. Matt's unwavering commitment helped him expand his skillset and progress from Estimator, Project Manager, Senior Project Manager, and now Director of Engineering.

Matt's widespread construction experience combined with his passion and integrity is the foundation for each project he delivers. He attended Montana State University where he earned a B.S. in Construction Engineering.

NSLS facility

National Synchrotron Light Source II

The National Synchrotron Light Source II (NSLS-II) at Brookhaven National Laboratory is one of the newest, most advanced synchrotron facilities in the world and a U.S. Department of Energy (DOE) Office of Science User Facility. Horizon Property Management played an integral part of the project management team supporting project controls duties including project schedule and dost development and EVMS system design and implementation. Elliott Golnar was the master scheduler for the project.

Electron-Ion Collider

Brookhaven is also the host site for the future Electron-Ion Collider (EIC), a unique high-energy, high-luminosity polarized collider that will be one of the most challenging and exciting accelerator complexes ever built. Horizon Property Management is assisting in the planning and project controls of the project and has also developed a set of online tools which enable scientist, researchers, engineers and estimators to build their cost and schedule estimates efficiently, maintain estimate backup, analyze resource profiles, and analyze cost and schedule data in an improved graphical way.


Maplewood, MN development

Retail Revitalization

After decades of use, this retail space was showing its age after years of serving its customers. This 24,000 square foot space received a complete overhaul with a wide array of finishes and exterior architectural treatments. The interior was completely remodeled and reconfigured to serve Barnes & Noble as the tenant. Remodeling in a busy retail center environment is met with many challenges, but the coordination and planning overseen by Matt Blazevic helped streamline the process and deliver a successful project.


Eden Prarie, MN development

Financial Institution Construction

This Spire Financial Credit Union is a ground up 7,000 square foot class A financial institution with complex customized equipment and security systems. Not only is this a space that offers functionality as a secure and safe place for valuables, but it also inspires confidence in clientele. This facility sits on a highly reinforced concrete foundation with structural masonry exterior walls and architecturally treated brick veneer. Matt Blazevic was the project manager for these tasks and solely responsible for the estimation, material procurement, scheduling, and project oversight.
