The Horizon Storage Group intends to capitalize on the fundamental strength and strong go forward trajectory of the self storage sector by strategically identifying raw land in fast-growing areas with excess demand for self storage and will construct purpose-built class A self storage facilities to meet this excess demand. The Horizon Storage Group has targeted medium sized cities with outsized demographic growth to find development sites with good frontage along well-traveled roads, low surrounding storage presence per capita, and strong market rental rates.

Horizon's management team has extensive experience leading large-scale projects, including self storage, and is well positioned to deliver efficiencies to investors through its ground-up expertise, network of contractor relationships, and operational experience. Horizon has utilized the experience and relationships of its principals and affiliates in the self storage industry as well as the use of data-based analysis tools to identify and secure development sites with the strongest and most reliable return on investment.

Site Selection

Horizon has reviewed hundreds of potential development sites - including detailed feasibility study, zoning diligence, market rent research, and competition analysis - to identify the very best sites with the most limited downside risk and the highest potential return. Horizon has identified multiple sites, which have anticipated closing dates in 2025 and 2026. Horizon intends to select between 3 and 5 sites.

Development

The management team has extensive experience implementing on the ground management and contract / vendor negotiation. The management team is well positioned to deliver efficiencies in build costs to investors through ground up knowledge and benchmarking against other contractors to drive down development costs. The management team has and will continue to assess the individual needs of each market when crafting plans for each development, but in general favors a strategy that includes a mix of climate and non-climate-controlled storage.

A detailed feasibility study will be conducted at each site to promote a correctly balanced unit mix to meet the demand in the trade area. Horizon will target build size for each facility will be between 50,000 and 110,000 net rentable square feet. This size facility allows for maximum operational efficiency, will command the most buyer interest at exit, and can be constructed quickly - typical total build time is around 12 months.
