Elliott Golnar
CEO & Chief Investment Officer
Elliott Golnar founded Horizon Storage Group with a vision to apply his 20+ years of experience in development and project management to the self-storage sector. Throughout his career, Elliott has been at the helm of major real estate and technology projects, including large-scale initiatives in aerospace, particle accelerators, and synchrotron facilities. His background in complex, high-stakes projects has shaped his strategic approach to development—one that blends precision, creativity, and efficiency.

In 2020, Horizon made the strategic decision to focus on self-storage, drawn by the sector’s strong operational performance, speed of construction, and high demand for newly built Class A facilities. Elliott is deeply involved in overseeing Horizon's strategic direction, financial oversight, and development management. His extensive experience in building companies and managing large projects allows him to approach challenges with innovative solutions, ensuring each site is developed to the highest standards.

Elliott’s entrepreneurial spirit extends beyond Horizon; he has founded multiple companies, including Horizon Consulting, which specializes in custom tool development for project controls. As a leader, he brings a disciplined, data-driven approach to Horizon’s growth while maintaining the core values of trust and integrity that define the company.
A Montana native, Elliott now calls New York City home, where he continues to drive Horizon’s vision to bring high-quality, purpose-built self-storage solutions to rapidly growing markets across the country.
Dugan Gravage
Chief Operations Officer
Dugan Gravage brings a wealth of experience to Horizon Storage Group, overseeing entitlement, design management, and market research as part of the pre-development phase. He ensures the success of each project through careful design consultation management during construction. Dugan's expertise spans boundary surveying, plat design, land acquisition, self-storage construction layout, and facility operations. His primary focus is identifying underserved self-storage markets with strong growth potential.

With over a decade of experience in engineering and commercial development, Dugan has built a robust skillset in land development and construction through his partnerships with engineering firms and corporate aviation companies. His diverse background has also led him to focus on pivoting Horizon into the self-storage sector, where his strategic insights continue to guide the company's success.

Dugan grew up in Montana and now calls Bozeman home, bringing a local perspective to Horizon’s national operations. He holds a B.S. in Mechanical Engineering Technology from Montana State University.
Matt Blazevic
Director of Development
Matt Blazevic’s extensive experience in commercial construction spans over 15 years, with a unique understanding of both the technical and relational aspects of building. From his start as a general laborer, Matt has steadily risen through the ranks—from Estimator to Project Manager to Senior Project Manager—and now, Director of Development. His passion for building communities, relationships, and leaders drives his work, ensuring each project not only meets quality standards but also delivers lasting value.

Matt is deeply involved in every phase of development, from feasibility studies to construction management. His leadership extends to overseeing schedules, budgets, and project teams while ensuring that every development aligns with Horizon’s strategic goals. He fosters a culture of excellence and accountability, mentoring his team to deliver projects with integrity and precision.

Matt earned a B.S. in Construction Engineering from Montana State University and now calls Minnesota home.
Josh Sullivan
Director of Land Acquisition
Joshua Sullivan is an experienced commercial real estate professional with a decade of expertise in acquisitions, due diligence, and market research. As Director of Land Acquisition, Josh plays a pivotal role in Horizon’s growth, identifying and securing high-potential sites for self-storage development. His expertise spans site selection, zoning approvals, and financial underwriting, ensuring that each acquisition supports Horizon’s strategic objectives.

Josh’s data-driven approach to market analysis and his ability to build strong broker relationships have been key to his success. He leads the acquisition process, from negotiations to due diligence, and works closely with internal teams to ensure seamless transitions from acquisition to development.

A graduate of Miami University with a B.S. in Finance, Josh brings a keen eye for detail and a commitment to excellence to every project. He is dedicated to securing the best opportunities for Horizon’s continued growth.
